New Housing Loan ''SafeHome''

The new housing loan SafeHome, is addressed to all customers seeking safety and stability.

It is a loan with fixed preferential interest rate for the first five (5) years which offers you the possibility to enjoy the benefits of a low fixed installment for the first 5 years at the most competitive 5 years rate of the banking market today, that is 4,40% *.

Additionally SafeHome offers a full safety package comprising:

  • Life insurance of the borrower
  • Installment payment protection program in case of job loss without extra charge
  • Free-of-charge property insurance for the first year **

Other provisions:

  • Possibility of installments’ payment via the Double deposit account which offers health provisions and a reward program
  • Preferential pricing of the consumer loan, especially for housing loans’ holders

SafeHome Housing Loan applies also to transfers from other Banks.

Emporiki Bank has created a new pioneer housing loan called HOMEGUARANTEE, appropriate for all those of you who want to feel secure and protected from any unexpected or adverse event.

  • Do you wish to take advantage of the current conjuncture of historically low rates while also wanting to be “protected” in case they rise?

The new housing loan HOMEGUARANTEE offers you protection against the rise of the base rate (Euribor 3M) for the first three years of your loan.
This means, in practice, that the interest rate and, consequently, your instalment will not exceed a maximum amount irrespective of the base rate course.

  • Do you wish to ensure smooth repayment of your housing loan, even in case that you temporarily lose your job?

Under HOMEGUARANTEE, with no additional cost, up to 6 instalments of your housing loan may be refunded to you (1)¹

  • Do you feel insecurity that you will not be able to pay an instalment of your loan due to the increased cost of living & your other obligations?

Under HOMEGUARANTEE, you have the capacity to omit up to two instalments per year ²

By choosing the New Home Guarantee Housing Loan, you also enjoy:

  • Competitive floating interest rate absolutely linked to the interbank 3-month Euribor rate.
  • Loan repayment insurance coverage capacity (in case of death or permanent total disability, your loan balance is repaid).

Moreover, in case of balance transfer:

  • Free mortgage prenotation registration expenses up to the amount of €3,000

¹Free insurance coverage of instalment payment in the following cases: (a) temporary disability caused by accident (all employees), (b) temporary job loss (involuntary unemployment) (employees under open-ended contract) (c) hospital care as a result of accident (self-employed, civil servants and seasonal staff). The program covers up to six (6) consecutive payments per claim and up to 12 payments for different claims (of the same coverage) throughout the program’s term. The maximum compensation amount is set at €1,300 per loan. The program does not apply to borrowers having concluded housing loans for business premisesThe Bank which offers– in those cases where this is provided for-the insurance coverage, without charges to the debtor, retains the right to revoke or modify, at any time, the aforementioned insurance offer with a written notice of the debtor. In case of revocation of the insurance coverage by the Bank, the person who is already insured will continue to benefit from the same insurance coverage for a period of twelve (12) months from the date of revocation.

² An instalment omission is possible under the terms, conditions and limitations laid down in the loan agreement. Using the instalment omission capacity entails modification of the repayment term (within the maximum period provided for by the loan agreement) and the total loan cost.

  • “Housing Loan Plus”. In addition, for all the above housing loans, customers are offered the option to take out insurance covering repayment of the loan in the event of death or permanent total disability caused by illness or accident.

Characteristics of housing loans

  • All housing loans for residence (with the exception of the subsidized loans and the loans in Swiss franc) offer free insurance coverage of installment payment in case of professional difficulty ( temporary disability caused by accident -all employees, involuntary unemployment (employees under open-ended contract) hospital care as a result of an accident (self-employed, civil servants and seasonal staff).
  • Interest rates among the most competitive in the market
  • Long repayment period: Up to 30 years
  • Long grace period: Up to 24 months, depending on the purpose of the loan and the loan product chosen by the customer
  • Flexible combinations of fixed and floating interest rates, protection programs against possible interest rate increases, programs with interest rate subsidy by the Greek state and the Workers House Organization (OKE).
  • Option for total or partial early repayment of the loan without any penalties for floating rate housing loans
  • Easy repayment by standing order to debit the customer’s savings account, in monthly or six-monthly amortisation instalments
  • If the product chosen is a fixed-rate housing loan, then upon expiry of the period of validity of the fixed rate, the borrower is offered the option to renew the interest rate by choosing either a fixed rate (for 3, 5 or 10 years) or a floating rate, equal to the current basic interest rate for European Central Bank main refinancing operations plus margin from 2.20%.
  • The option is offered to take out insurance covering repayment of the loan in the event of death or permanent total disability caused by illness or accident, with interest rate addition 0.39%
  • Loan Cash4U without security (for mortgage holders), between € 3,000 and € 30.000 with a privileged floating interest rate linked to 3month Euribor, free insurance coverage of the borrower for the loan repayment and free instalment payment insurance program.
